The site plan shows 251 proposed lots, with 84 being townhomes. The remaining lots are traditional single-family detached homes.

The proposed site plan shows a few possible lot sizes - the detached homes would be a min. of 6,000 sqft in size and range in width from 52' to 62'. The townhome lots would be a minimum of 22' in width.

The proposed site plan has a density calculation of 1.85 dwelling units per acre (dua). This is less than the required density for the planned residential development use and also falls short of the watershed requirement. The site is located in a regulated watershed that has an additional regulation of two dwelling units per acre. Because the proposed dua is less than 2, additional permitting and watershed review will not be required.

General statutes do not permit local governments to regulate the architecture of single-family homes. The developer has agreed to exclude vinyl and aluminum as siding materials for the proposed homes. A builder has not been identified for this site. Whichever builder is selected for the project will have to follow any conditions of approval that are tied to the site plan.

If approved, the site would be serviced by the County. The county would provide the following services:

Water and wastewater utilities are proposed to be constructed and maintained by a private utility company. Private utility companies are regulated by the North Carolina Utilities Commission and NCDEQ.

Waste Management Pros of the Southeast has been identified as the Utilities Contractor.

Based on location, staff is assuming electricity will be provided by Duke Energy.

The following will need to be coordinated and regulated by the Homeowner's Association of the development:

- Street Maintenance (the streets are being proposed to be built out to NCDOT standards, the HOA will have the option to petition the roads over to NCDOT for acceptance and maintenance upon completion of the development)
